Do you clean inside residents' units?

No. KCS is a commercial-only company. We clean the association's shared spaces — lobbies, corridors, elevators, clubhouses, fitness rooms, restrooms, and pool decks — never private residences. That keeps the scope, liability, and billing clean for the association.

Can you work with our community management company?

Yes, and we usually do. We coordinate scope, scheduling, and reporting directly with your community manager, provide certificates of insurance for the association's records, and can attend a board meeting to walk through the proposal.

How often should common areas be serviced?

It depends on the property: a high-rise lobby may need daily attention while a garden-style community's clubhouse does well on two or three visits a week. We walk the property, recommend a frequency per area, and adjust seasonally — pool decks need more in summer.

Can you handle floor restoration in our lobby and clubhouse?

Yes — floor care is our founding specialty. We polish stone, strip and wax resilient flooring, extract carpet, and maintain clubhouse hardwood, scheduling project work during low-use hours so amenities stay available to residents.

Are you insured to work on association property?
