Deep restorative cleaning uses hot water extraction — pre-spray with the right chemistry, agitation, then high-heat extraction that flushes soil out of the pile and recovers the water, leaving carpet damp-dry within hours with air movers. Interim maintenance uses low-moisture encapsulation: a crystallizing polymer worked into traffic lanes that binds soil and vacuums out on the next janitorial pass, with carpet dry in under an hour.

The mix matters more than either method alone. Buildings that only extract once a year live with dingy carpet for ten months of it; buildings on an encapsulation cycle with periodic extraction stay presentable year-round and their carpet lasts longer, because ground-in dry soil is what actually abrades carpet fiber.
