From Punch List to Move-In Ready — On the GC's Schedule

Three-phase post-construction cleaning for commercial projects and tenant improvements: rough clean during the build, final clean before inspection, and touch-up clean before occupancy.

Construction cleanup is not janitorial work with more dust — it is its own trade with its own sequence. KCS runs the standard three-phase model general contractors expect. The rough clean happens after major trades finish: debris removal, sweeping, scraping, and clearing surfaces so finish trades can work. The final clean is the detailed one — every surface de-dusted from ceiling grid to baseboard, stickers and overspray removed from glass and fixtures, casework cleaned inside and out, floors scrubbed and construction residue lifted. The touch-up clean comes after punch-list trades have been back through, restoring the final-clean standard right before walkthrough or occupancy.

Fine construction dust is the enemy, and we treat it that way: HEPA-filtered vacuums on floors, walls, and ceiling grids; microfiber tack systems instead of dry rags that just relocate dust; razor and solvent work on glass done carefully so mullions and low-E coatings survive. New VCT, polished concrete, and stone floors get treated by our floor-care crews — which matters, because a new floor scratched or hazed during cleanup becomes your problem, not the flooring sub's.

How do you price post-construction cleaning?

By walkthrough or plan review, then a flat bid per phase. Square footage, glass area, floor types, and site conditions drive the number. We hold our bids — change orders are for changed scope only.

What is included in a final clean?

Everything a tenant or inspector will see or touch: dust removal from ceiling to floor, interior glass and frames, sticker and overspray removal, casework inside and out, fixture and appliance detail, restroom sanitation, and machine-scrubbed or detailed floors.

Can you meet a certificate-of-occupancy deadline that just moved up?

Usually, yes. We surge crews and run nights and weekends when a date compresses. Tell us the real drop-dead date and we will build the plan backward from it.

Do you handle tenant improvements and small remodels, or only big projects?

Both. A 2,000-square-foot suite remodel gets the same three-phase discipline as a ground-up building — just scaled and priced accordingly.

Will your crews damage our new floors or glass?

That risk is exactly why GCs hire us. Our floor-care background means new VCT, stone, and polished concrete get correct pads and chemistry, and our glass detail uses razor technique that respects coatings and films.

Are you insured for active construction sites?
