Our owner has more than 14 years in commercial floor care, and it shows in the details that separate a real strip-out from a scrub-and-recoat sold as one: proper stripper dwell time, complete removal of old finish out of corners, edges, and baseboards with doodlebugs and edge tools, a full neutralizing rinse so the new finish actually bonds, and thin, even coats laid with clean microfiber applicators.
A typical KCS strip and wax runs the floor down to bare tile with a low-speed swing machine or auto-scrubber and black stripping pads, wet-vacuums the slurry, rinses and neutralizes, then rebuilds the floor: seal where the tile needs it, followed by three to five coats of high-solids finish with proper cure time between coats. For buildings that want a sustained high-gloss look, we pair the program with periodic high-speed burnishing and scrub-and-recoat maintenance, which extends the life of the strip-out by years and lowers your total floor cost.

How often should VCT be stripped and waxed?
With a burnishing and recoat program, most commercial floors need a full strip every 1–3 years. Without maintenance, high-traffic floors can need it annually. We would rather put you on a maintenance program than sell you an extra strip-out.
How much does strip and wax cost?
Pricing depends on square footage, furniture moving, finish buildup, and access — so we walk the floor first, then quote a flat price for the job. No fake per-square-foot teaser rates that change after we arrive.
How long does the floor need to cure before we can use it?
The finish is walkable within hours, but we schedule work so floors get overnight cure before traffic and about 24–48 hours before furniture with wheels or heavy loads returns. We plan the timeline around your reopening, not ours.
Do you move furniture and equipment?
Yes — desks, chairs, and light furniture moving is built into the quote. Large fixed equipment gets worked around, and we detail edges around it by hand.
What is the difference between a strip-and-wax and a scrub-and-recoat?
A strip removes all finish down to bare tile and rebuilds it; a scrub-and-recoat deep-cleans the top layer and adds a coat. Recoats cost less and work well until buildup, yellowing, or wear-through show — then a full strip is the honest recommendation.
Can you do this without closing our building?
Almost always. We work overnight and on weekends, and can phase large buildings section by section so the facility never fully closes.
